Need advice on land lease?
Just had a thought ( and I don't even get paid to think...lol) and was wondering if anyone had any sage advice, opinions, experience etc... on this idea ( the Texas peeps that lease hopefully may be able to help).
One of the best artifact fields I have permission to hunt is next to another large field that has only just been cleared of trees since 06' ( at least that's the last pic of it on Google with trees on it), it has never been plowed and is on the market to be sold, has been since last year when I first noticed it. I'm assuming they cleared it to make it more salable for farming, although I doubt it may ever be, as this particular spot floods frequently and thoroughly. I'd like to approach the owner about it (although I still need to find out who that is) and first, get permission to hunt it and also... here's the idea: Maybe ask about leasing it to dig and or plow ( most likely)...? Any ideas on approaching the landowner and how to make the offer? Any idea on what a farmer would charge to plow it for me? How do arrowhead "leases" usually work, charge by acre,? Maybe they'd let me have it plowed and hunt it for free as it would now look more like a field to harvest? Maybe I should lease it and have my farmer friend plant it to recoup losses...? Just throwing ideas out there, man I just know there's some nice artifacts sitting there, there's some 'history' I was told of and the fact it's never been hunted and has a pretty prime locale is just very attractive to my hunting addiction.

If it was me, I would avoid mentioning lease unless I was going to use it to farm. Nothing against those Texas guys, but somebody screwed up TX and AR a long time ago. It started with the deer/duck hunting and trickled down to everything else. Leasing hunting rights is contagious among landowners. I don't blame the landowners for trying to make an extra buck. I blame the hunters that started offering to pay them. One guy starts outbidding another till the land that you once hunted for free is locked up by somebody like Jerry Jones.
A farmer we used to pheasant hunt on in KS locked us out one year to a TX lessee. The next year he wanted cash to hunt when the lease wasn't renewed. He said to me, "can you believe somebody would actually pay me to hunt!" That was his choice but it wouldn't have been that way if...

Well said, PLS. Texas landowners love the moolah! Haven't been able to afford even a deer lease, let alone a high priced, short term diggin lease, since I been back for AK. Once they become aware of potential value................................ain't no stoppin' 'em!
